Tear Offs vs. Second Roof Layers

When contemplating a new roof, many people hope to have second layer shingles installed instead of an entire new roof. Why?  Second roof layers are cheaper, cleaner, and have a faster installation time. While those are enticing reasons to choose second roof layers, it is not always the smartest decision.  Installing a second roof layer is like sweeping dust under the rug or putting a band aid over a deep wound that needs more attention.

To fully understand the advantages and disadvantages of tear off and second layer options, you need to know the difference:

  • Tear Offs– Old shingles are removed from the roof.  Then the roofing deck is inspected (the wooden base above the rafters).  If there is damage, it is repaired or sealed as needed.  Finally, the roof is covered with a new underlayment and shingles.
  • Second Roof Layer– The new shingles are placed over the existing layer of shingles. This can only be done if certain conditions are met, i.e. no previous damage underneath, no building code violations.

Every home is different.  When deciding on an option, you must know the condition of your roof, especially when you wish to cover it with a second roof layer.  With second roof layers, the cons far outweigh the pros, but again it depends on the condition of your old roof.

When is the second roof layer NOT an option?

  • If your existing roof is in bad condition.
  • If you have damage from leaks.
  • If your roof does not have a supportive structure to handle added weight
  • If your existing roof has curling shingles. This is usually a sign of bigger problems
  • If your roof already has two layers of roofing shingles.

Should you be able to install a second roof layer, know that you may be inviting other problems.

  • A second layer does not allow for the addition of an ice or water-leak barrier. This is attached to the decking below the roof.
  • Two layers of shingles may negatively impact property values.
  • A second layer will incur greater cost in future re-roofing because multiple roof layers will need to be removed.
  • The second layer will attract more heat to the roof causing stress to the shingles.
