Generational Differences in Exterior Home Improvement

There are many facets of exterior home improvement that are universal. Everyone wants their home to look fresh, well-kept, and inviting. They also want their home to be sturdy and protected from the elements. However, when it comes to exterior home improvement, homeowners of different generations often have very different priorities and viewpoints on how they should make changes to their home.

Reasons behind their purchasing decisions can vary significantly based on age, life stage, financial circumstances, and long-term goals. For roofing contractors and home improvement professionals like Pro-Home Services, understanding these generational preferences can help create better solutions for homeowners. For homeowners themselves, recognizing these trends can provide insight into which improvements may deliver the greatest value for their specific needs.

Today’s home exterior projects typically focus on four major components: roofing, siding, windows, and doors. Let’s take a look at how Baby Boomers, Generation X, Millennials, and Generation Z approach these investments differently.

Exterior Home Improvement Decisions by Generation

In the real estate market, there are three main generational players: Baby Boomers, Gen X, and Millennials. Baby Boomers are those born post-World War II, typically age 62 and 80. And, according to the National Association of Realtors’ 2026 Home Buyers and Sellers Generational Trends Report, Baby Boomers accounted for the largest segment of home buyers, making them the largest buying generation in the United States.

This trend is not surprising, as many Baby Boomers are in transition. Most have built significant home equity, and if they choose not to age in place, they often downsize, move to a warmer climate, or relocate closer to family. Some are also managing rental properties.

However, Gen Xers, born between 1965-1980, and Millennials, born 1981-1996, comprise a large percentage of the home market. Let’s examine these top three demographics and see how their exterior home improvement purchases vary by generation.

In addition to leading the market in home buying, Baby Boomers are most likely to invest in higher quality products materials that protect the curb appeal and integrity of the house. The Harvard University Joint Center for Housing Studies reports that homeowners over the age of 65 contributed 27 percent of total home improvement outlays in 2023, up 14 percent from decades ago. This means that Baby Boomers not only buy homes but actually prioritize exterior home improvements.

Roofing

For Boomers, a new roof is less about aesthetics and more about peace of mind. Rather than looking for the lowest upfront cost, they have learned that they should prioritize durability and long-term value in their roofing. They often favor premium roofing systems with long warranties, superior weather protection and wind resistance, as well as materials that require minimal maintenance, such as asphalt shingles over cedar shakes.

Siding

Like their roofing choices, Boomers are looking for long-lasting materials with longevity and little to no maintenance. Those who have the means will opt for premium products like LP® SmartSide®, which can even stand up to wayward abuse from the grandchildren’s hockey pucks and baseballs. Other tough materials with a lower price tag, such as fiber cement and premium vinyl, are often popular choices. Curb appeal also matters for future resale value, so many Boomers look for styles and colors of siding that may attract future buyers.

Windows

Boomers are watching their energy bills and therefore prioritize energy-efficient replacement windows which reduce drafts while lowering utility bills. Because they are older, Boomers also appreciate windows that are easier to operate and maintain. Window styles that tilt in for easy cleaning by the homeowner are also popular.

Doors

Boomers may seek both security and accessibility from their new doors. They look for entry doors with enhanced locking systems, wider openings, and low-threshold designs in case accessibility becomes a requirement.

For this generation, exterior home improvement is frequently about protecting a long-term investment while creating a comfortable, functional, home that will serve for years to come.

Generation X homeowners are often balancing multiple financial priorities. They are typically in their 40s and 50s, many are simultaneously supporting children, preparing for retirement, and caring for their Baby Boomer parents. Because they began earning for the future in the prosperous 1980s, they may maintain larger homes than their parents. However, they now feel the ebbs and tides of the market on their long-term investments, which prompts them to be highly practical and methodical about their exterior home improvement purchasing decisions.

Roofing

Gen Xers rely on extensive internet research before deciding on roofing materials and best roofing contactors as well. They typically weigh storm resistance, warranty coverage, and return on investment before making any final decisions. In general, they play it safe with colors and styles, happy to conform to neighborhood standards.

Siding

When considering a siding replacement, Gen Xers primarily consider durability, but appearance also matters. They appreciate siding products that provide a modern look while minimizing maintenance requirements. Gen Xers who are looking ahead to a home sale will likely choose a color to make their home look most modern and a medium-priced product that provides longevity. In short, Gen X wants products that perform well today and help preserve resale value in the future.

Windows

Generation X shares the Baby Boomer concern for reducing energy bills and dousing drafts with quality replacement windows. However, they weigh the price of replacing the windows against their plans for remaining in their home. If they plan to be in the home indefinitely, they may consider more expensive models, such as wood windows,  to support long-term comfort. If they expect to relocate for retirement, live in the home part-time, or downsize their home, they may choose a reliable, yet more affordable option.

Doors

Once again, Gen Xers will make decisions about door styles and quality based on how long they plan to live in their home. While security and accessibility remain important, they may opt for a more edgy, updated style for an imminent home sale. Classic styles may be more attractive if they plan on remaining in the home indefinitely. Ease of operation and sidelights that allow viewing of people on the front porch are also popular features for this demographic.

Millennials are the upwardly mobile, mature adults in their early 30s and mid-40s. Their stars are on the rise, and so is their home buying and exterior home improvement spending. Although the housing market remains increasingly challenging for younger buyers, those who succeed continue to invest in exterior home improvement after purchasing homes.

There is also a trend in millennials choosing to purchase older homes and updating them.  Harvard’s Joint Center for Housing Studies reports that the median age of the U.S. housing stock has reached a record 44 years, creating increased demand for replacement roofing, windows, siding, and doors.

Millennials are also environmentally conscious and technology-oriented, which affects how they prioritize and make decisions about their exterior home improvements.

Roofing

Energy-efficient roofing systems are particularly attractive to millennials, who place a high value on sustainability. Shingle manufacturers are catering to this demographic by mindfully producing materials that are not only eye-catching but also environmentally friendly. For example, at Pro-Homes, our millennial customers appreciate Malarkey’s Anti-Smog Reflective shingles which contains anti-smog granules that physically change smog into water-soluble nitrate salts that improve air quality. Another favorite is DaVinci Roofing, which is one of the few manufacturers on the market offering shingles from 100% recyclable materials. Millennials are also feeding the solar roofing market, which is on the rise.

Siding

Similar to their selection of roofing materials, millennials consider the sustainability of their siding. They look for siding materials that combine sustainability with modern aesthetics, such as engineered wood products that resist the elements and  last for decades. Durable siding reduces environmental impact while protecting the home.

Windows

When choosing replacement windows, millennials look closely at ENERGY STAR® ratings in addition to their style and functionality.Highly rated ENERGY STAR® windows rank high on many Millennials’ wish lists because they improve comfort and reduce heating and cooling costs while supporting environmental goals. Another big factor when selecting windows is the homeowner’s expected tenure in the home. A millennial is more likely to purchase higher-quality windows if they are not expecting a job relocation or life change in the next few years.

Doors

Millennials appreciate smart technology and factor it into their replacement door purchasing decisions. They favor video doorbells and smart locks that allow keyless entry, remote access management, and personalized access codes. Beyond aesthetics and security, millennials prioritize convenience.
