How do I know if I need a ,roofing repair or replacement?
Pro-Home Services bases the cost of your roofing estimate on many factors, including the size of your roof, the roof’s pitch or complexity, the type of materials you select, and whether the service you request is a repair or replacement. Average roof repairs can cost hundreds to thousands of dollars, while an average roof replacement ranges between $8,000 and $25,000, but will vary depending on the services needed, the materials, the size of the roof, and many other factors.
How much will my roof replacement/repair cost?
Pro-Homes will perform an onsite inspection of your roof to determine the points of weakness, conditions of the shingles, and expected lifespan of the current roof. We will make our best recommendation as to whether you should repair your roof or replace it. Storm damage or leaks will often require a straightforward fix to restore it to its former condition.
Will you ,remove the old roof before installing the new one?
Yes. Removing the existing shingles is part of the roof replacement process. Recovering your roof with a second layer of shingles is rarely the best choice for the lifespan of your roof. Overlaying a roof prevents proper maintenance of rotten and compromised wood on the roofing deck, limits manufacturer’s warranties to ten years, and adds more weight to the roof that may cause cracks in the ceiling. An inspection from Pro-Homes will determine if this is an option for you.
Are there any hidden fees I should be aware of?
Pro-Home estimates are comprehensive and include all aspects of service, including demolition, disposal, materials and labor, and any other improvements to your structure that you request at the time of estimation. (e.g., new gutters, attic fans, vents, etc.). If during demolition rotting wood is found, replacement cost will be necessary and would be an additional charge.
What roofing material (asphalt, metal, tile, etc.)is best for my home?
The answer to this question depends on your budget, design sensibility, and desired lifespan of the roof. Once on site, Pro-Home typically takes 1-2 days for a complete roofing replacement and perform repairs in a matter of hours.
What is the process for replacing or repairing the roof?
- We perform an onsite inspection of your roof and determine the services needed—repair or replacement.
- In an onsite meeting, we will help you determine the services you need and our recommendations and estimate for completing the job.
- We will schedule your roofing job as soon as possible. Scheduling will depend on how quickly we can order and deliver your desired roofing materials.
- We will arrive at your house at the appointed time. Pro-Homes always has a single point of contact on the job who will introduce themselves to you and keep you appraised of progress throughout the project.
- SAFEGUARDING YOUR PROPERTY. We are proud of our process for keeping our customers’ property safe. Before starting any job, the Pro-Homes team carefully covers all landscaping, walkways, etc., to protect them from building materials. When the job is completed, we sweep the property with a metal detector to make sure the yard is safe for children to play in immediately after we leave.
- POST-INSPECTION. We will meet with you when the job is complete to ensure it meets your final approval before we clean up and leave.
What type of warranty do you offer on your materials and workmanship?

Will my homeowner's insurancecover the cost of the roof repair or replacement?

How often should I inspect and maintain my roof?

Outside, you may notice missing, curling, or cracked and damaged shingles, or shingles on the ground that have blown loose in a storm. Inside your home, peeling or blistering paint and water stains on the top floor ceiling may mean your roof needs attention.
